Job Description is for Executive – Direct Sales  

(Very Below JD is given for AM/Sr. Executive – Direct Sales)

PURPOSE OF THE JOB: The incumbent is responsible for generating sales by converting walk-in prospects into customers, resolving queries of customers via tele-calls, etc. and closing the sales process with the appropriate documentation.

QUALIFICATION & EXPERIENCE: Bachelor’s degree (any stream) with 1-3 years experience in the real estate industry/ direct selling experience

1.      Collections

  • Ensures the payment of the initial installment (first 10%)  by the customer

  • Follows up with clients in case of delay in payments esp. for walk-in customer where rapport has been built. Overlap with sales & admin

1.      Sales

  • Ensures achievement of sales target in value terms

  • Takes prospective customers for Site visits

  • Facilitates customer in completing booking formalities e.g form filling, initial payment instalment

  • Generates further leads by establishing rapport with existing customers

  • Basis volume (in sq. feet)

2.      After Sales / Documentation

  • Ensures issue of allotment letter by concerned department upon payment

  • Ensures the issue of receipt to customer by concerned department upon payment

  • Timely issue of letters

  • Resolves customer queries made through phone calls to GPL marketing office

JOB DESCRIPTION FOR AM/ Sr. Executive - Direct Sales

JOB DESCRIPTION

This incumbent is responsible for achieving assigned sales targets in the region through direct interaction with customers, converting walk-in prospects into customers and closing the sales process with the appropriate documentation.

QUALIFICATION & EXPERIENCE: MBA / Graduate with 3 - 5 years of sales experience.

Key Accountabilities

Sales

  • Conducts meetings with interested customers to understand their requirements and explains the project details and pricing model

  • Takes prospective customers for site visits

  • Negotiates with customer and gets final price approvals

  • Escalates when required to close deals  or give discounts


Lead Management

  • Maintains a list of customers culled from different sources in salesforce.com

  • Assigns categories to customers basis their potential for future follow ups, e.g. hot, warm, cold

  • Attends to customer enquiries/  leads/ walk-ins/ online leads

  • Makes cold calls to customers (if required)

  • Develops leads during launches/ marketing events

  • Generates further leads by establishing rapport with existing customers

  • Updates trackers for customer follow ups and lead updation in sales force.com

After Sales Documentation

  • Facilitates customers in completing initial booking formalities e.g. application form completion, initial payment instalments

  • Follows up with the customer for allotment money

  • Coordinates with Legal to generate approved customer documentation during time of booking— sale agreement/ agreement registration/ allotment letter /stamp duty collection.

  • Provides receipt to customer upon payment

  • Coordinates with banks for loan disbursement and provides complete customer documentation
